Deadline for challenging your business rates valuation
Request changes to your current valuation for business rates by 31 March. But make sure you leave enough time.
Anyone who pays business rates – and thinks their current valuation is wrong – is being encouraged to sign up for a business rates valuation account.ÌýÌý
If you do not have an account already, or have not used yours for some time, it can take 15 working days to register and claim your property.Â
You have until 31 March to request changes to your current valuation by:Â

checking the details the Valuation Office Agency (VOA) holds about your propertyÂ

telling the VOA if anything is wrong.
From 1 April, a new rating list and new valuations take effect and you will only be able to request changes to your new valuation.Â
The VOA has updated the rateable values of all non-domestic properties in England and Wales. This is known as a revaluation.ÌýÌý
Revaluations are carried out every 3 years to reflect changes in the property market.ÌýÌý
Requesting changes to your valuationÂ
To request changes to your property’s current valuation, sign in to your business rates valuation account.ÌýÌý
If you do not have an account, you should register now and claim your property.ÌýÌý
It can take up to 15 working days to complete the verification process and claim your property.ÌýÌýÂ
Any changes made to your 2023 valuation could result in your property’s rateable value going up or down. They may also affect your future valuation.Â
Signing in to your accountÂ
You will need a Government Gateway user ID and password or One Login account to sign into your account.ÌýÌý
If your Government Gateway user ID has been inactive for 3 years or more, it may have been deleted for security reasons. In that case, you will have to create a new account and reclaim your property. This may take up to 15 working days to process.Â

The Valuation Office Agency will be integrated into its parent department HMRC on 1 April 2026. This will not impact any live or future cases, or the way you use our services. You will be able to access your business rates valuation account as normal.
